You sign online, and the agreement runs for at least 12 months.
To end it, give 90 days' notice.
Bookings already taken are honoured.
While the agreement runs, we're the only manager for your property.
Either of us can end it on 7 days' notice if the other breaks the agreement and doesn't put it right.

Wales rules
Wales holiday let rules for 2026 and 2027, and what we handle
Every holiday let in Wales must be on the Welsh Government's register by 31 March 2027, and Cardiff charges a visitor levy from 1 April 2027. We handle both for the homes we manage.
Checked 21 October 2026
Register by 31 March 2027
If you take bookings for stays of 31 nights or fewer anywhere in Wales, you must register on the Welsh Government's register by 31 March 2027. Registration is free, an agent can register for you, and changes must be reported within 30 days.
What we do
We register every home we manage at no cost, and other owners' homes for £49.
Source: gov.wales · Our Wales registration guide
The Cardiff visitor levy from April 2027
£1.30 per person per night for most accommodation, on stays from 1 April 2027. It applies to bookings made from 28 September 2026. The Welsh Revenue Authority collects it; stays booked for more than 31 nights are exempt; you stay liable as the provider. Cardiff is the only Welsh council charging it so far.
What we do
We add the levy to each booking as a separate charge, so it never comes out of your nightly rate, and we can file the returns.

FHL tax relief ended in April 2025
The furnished holiday let tax regime ended in April 2025. Holiday lets are now taxed like other rental property. An accountant can advise on your own position.
What we do
Your monthly statements give your accountant every booking and cost.
Source: GOV.UK
Fire safety, certificates and licensing
You'll need gas safety, an EICR, an EPC, a fire risk assessment, smoke and CO alarms, holiday-let insurance and consent from your lender or freeholder. Wales's licensing Act received Royal Assent on 27 April 2026; its default start date is March 2030, with a fitness standard covering certificates, insurance and alarms.
What we do
We collect these at onboarding, with the owner details Booking.com and other booking sites ask for.

Bookings and occupancy by year

Against a long let

In January 2021 a letting agent valued the studios at £650–700 a month each, about £80k a year. As short-term lets they took about £200k a year in bookings. Bills, cleaning and our fee come out of the short-term figure, so the two aren't like for like.

Run by a hotelier, not a call centre

Meet Pedro Reis, founder and former hotel general manager
Pedro Reis founded Guesture in 2017. He studied hospitality management in Portugal and opened his first hostel while still a student, then spent eight years in hotel management, including as General Manager of the Manor Hotel in Crickhowell, a four-star hotel with an AA Rosette kitchen.
He runs your home the way a good hotel is run: priced every day, cleaned to a standard, and looked after from the first message to the last review. You deal with him directly. His mobile is the owner line, and it's also the number guests call in an emergency. We take on a small number of homes each year, so that each one gets our full attention.

Questions
Holiday let and Airbnb management in South Wales: owner questions
Twenty-five questions owners ask us before they sign, answered plainly.
How much does Airbnb management cost in Cardiff and Newport?
We charge a percentage of each booking, in three tiers: Distribution Only is 12%, Full Management is 15% and Hyper Exposure is 20%, each plus VAT. Hotels and aparthotels start from 10%, and concept development for a new hospitality venture starts from a £10,000 set-up fee. Cleaning is charged separately at the cleaner's rate. Letting agents can work with us at 0% and keep their own commission. Your proposal recommends the tier that suits your home.
What's included, and what costs extra?
Full Management covers dynamic pricing reviewed daily, professional photography, room-by-room listing descriptions, guest messaging day and night, ID checks, self check-in with codes changed between stays, cleaning, linen and turnover coordination, maintenance through vetted local trades, Wales registration and levy set-up, and a monthly owner statement. Each clean, maintenance work, cleaning products and replenishments are charged separately. You keep paying utilities, council tax, broadband and insurance.
Is your fee on gross or net bookings, and is VAT added?
Our fee is a percentage of the gross booking value: what the guest pays for the stay, before platform fees. VAT is added to our fee, because Guesture is VAT registered and quotes every amount excluding VAT. On Full Management, for example, you pay 15% of the gross booking value plus VAT on that 15%. Cleaning and other passed-through costs are also quoted excluding VAT.
Is there a set-up fee?
There's no set-up fee: onboarding is free under our terms. We hold back £1,000 from your first income and pay it back in monthly instalments over your 12-month minimum term. Onboarding covers set-up, listing creation, professional photography, pricing and connecting your home to the booking channels, and your home gets its own brand, logo, guest area and booking accounts.
What certificates do I need (gas, EICR, fire risk assessment, alarms)?
Before launch we ask for a gas safety certificate, an EICR, an EPC, a fire risk assessment, working smoke and carbon monoxide alarms, holiday-let insurance and your lender's or freeholder's consent. In Wales, fire safety law requires a suitable and sufficient fire risk assessment for short-term lets. Wales's 2026 licensing Act will also require gas and electrical certificates, insurance and alarms; its default start date is March 2030.
Do I need to register my holiday let in Wales, and can you do it for me?
Yes. If you take bookings of 31 nights or fewer in Wales, you must register on the Welsh Government's visitor accommodation register by 31 March 2027, even if your council charges no levy. Registration is free, an agent can register on your behalf, and changes must be updated within 30 days. We register every home we manage at no cost, and other owners' homes for £49.
Who pays the Cardiff visitor levy, and from when?
Cardiff charges £1.30 per person per night on stays from 1 April 2027, and providers must account for it on bookings made from 28 September 2026. Bookings of more than 31 nights are exempt, and Cardiff is the only Welsh council charging it so far. As the provider, you stay legally liable, and returns go to the Welsh Revenue Authority. We add the levy to each booking as a separate charge, so it never comes out of your nightly rate, and we can file the returns.
Will my property pay business rates or council tax (the 182-day rule)?
In Wales, a self-catering home is assessed for business rates only if, in the previous 12 months, it was available to let for 252 days and actually let for 182, counting stays of 28 days or fewer. Since April 2026 the 182 days can be averaged over two or three years. Otherwise it pays council tax, and Cardiff and Newport both double the council tax on second homes, which Newport says can include holiday lets. Further changes are proposed from 1 April 2027.
Who pays for cleaning, linen and consumables?
You do, and the costs are itemised on your monthly statement. Every clean is charged separately at our outsourced cleaner's rate, which depends on the number of bedrooms and the linen needed. Linen and towels come through our laundry partner and remain Guesture's property, so you supply only a duvet plus one soft and one firm pillow per guest. Cleaning products and replenishments are passed through.
How much could my property earn?
It depends on location, size, finish and season, so our figures come after we've seen your home: following a call and a visit, your proposal includes a pricing and competitor analysis for your property. As a real example, Eveswell Studios, ten studios we ran in Newport from 2021 to 2024, averaged 86% occupancy and took £212,459 in bookings in 2022. On our management tiers, occupancy and income are never guaranteed.
Is short-letting worth it compared with a long let?
It can be, but compare what you keep, not just what guests pay: short lets carry bills, cleaning, furnishing, holiday-let insurance and management that a long let doesn't. At Eveswell Studios in Newport, bookings ran at about £200k a year against an agent's long-let estimate of about £80k, and the owner's bills came out of the short-let figure. Holiday lets lost their separate tax regime in April 2025, so check your position with your accountant.
Is FHL tax relief still available?
No. The furnished holiday lettings (FHL) tax regime was abolished from April 2025, removing the tax advantages short-term holiday lets had over standard residential lets. Holiday lets are now taxed like other rental property. Your accountant can advise on your own position, and our monthly statements, which itemise every booking and cost, give them the figures they need.
Do I need my mortgage lender's, insurer's or freeholder's permission?
Yes, wherever it applies. Our agreement requires you to hold permission to let from your mortgage lender, freeholder or landlord, and to provide written evidence if we ask. Your insurer needs to cover the home as a holiday let, including buildings, contents and guest damage. We collect these details when your home joins us, alongside your gas, electrical and energy certificates.
How and when am I paid, and what reports do I get?
Platform payouts go into a Guesture holding account opened for you, and we pass your income on monthly with a statement that itemises every booking, plus any maintenance and supplies, with the receipts. You also get a calendar-only login to check booked dates whenever you like.
How long is the contract and what notice do I give?
Our management agreement has a 12-month minimum term from signature and a 90-day notice period, and bookings already taken are honoured. The appointment is exclusive for your property. Either side can end it on 7 days' notice for an unremedied breach, insolvency or similar. Bookings are taken up to 12 months ahead, or 6 months if you ask in writing, and you sign the agreement online.
Do you offer guaranteed rent?
Yes, for suitable homes. With guaranteed rent you receive a fixed monthly rent instead of a share of the bookings, and we set out the terms in your proposal once we've seen your home. Our management tiers work differently: you keep the booking income, we take a percentage, and occupancy isn't guaranteed. If a fixed monthly figure matters more to you, tell us on the first call.
How quickly can my property go live?
About a week is possible once your agreement is signed. One recent home in Taff's Well was signed on 3–4 October 2026, photographed on 10 October and live on 13 October. The steps are a call and visit, a proposal, the agreement, set-up, then launch, and a home goes live only once its pricing is set correctly.
Which platforms will you list on? Do you take direct bookings?
Every tier lists your home on sites such as Airbnb, Booking.com and Vrbo, all run from one calendar. Hyper Exposure adds Plum Guide and Marriott Homes & Villas, plus a feature on guesture.co.uk. Corporate stays also come through specialist agents. Yes, we take direct bookings: they are commission-free and paid through a Stripe account set up for your home, paying into your holding account.
Can I still use the property myself?
Yes. Tell us the dates you want to keep with 90 days' notice, and bookings already taken are honoured. A calendar-only login shows you booked dates at any time, without guests' personal data, so you can plan your own stays around them.
How do you vet guests?
Every booking is checked: guests must provide verified identification on all platforms before a booking is finalised, and we can pre-authorise a security deposit, with an optional £100 hold costing £2.25 per booking. We message guests day and night, from first question to post-stay review.
What happens if a guest damages my property, and what insurance do I need?
You need holiday-let insurance for buildings and contents that includes guest damage; under our agreement that cover is your responsibility. We reduce the risk with ID checks on every guest and an optional £100 security deposit hold. If something is damaged, we arrange the repair through vetted local trades, keep you informed throughout, and show the cost on your monthly statement.
Do you handle corporate and contractor stays?
Yes. Our guests include holidaymakers, business travellers, contractors and relocating professionals, with corporate stays booked through agents. Across our homes, 45% of nights in the 12 months to September 2026 came from stays of a week or longer. In Cardiff, bookings of more than 31 nights are exempt from the visitor levy.
I'm with another manager; how does switching work?
Check your current agreement's notice period first. Then we follow the same steps as for any new home: a call and visit, a proposal, the agreement signed online, set-up and launch. Your home gets its own booking accounts and brand, with professional photography and fresh listing descriptions. On Airbnb you verify your identity and complete the tax section, and we do the rest.
Which areas do you cover?
We manage homes in Cardiff, Newport, Cwmbran, Taff's Well and the rest of South Wales. In October 2026 we look after about 13 homes, including homes in Pontcanna and on Cathedral Road in Cardiff, in Newport city centre and on the Newport riverfront, and in Cwmbran. We take on homes in Bristol by arrangement. Each city has its own page with local detail.
Do you manage larger homes, venues, hotels or aparthotels?
Yes. We are hospitality business developers, not property managers, so we take on larger properties, including wedding and events venues, and run hotels and aparthotels for owners from a 10% management fee. Concept development for new hospitality ventures, from branding to full operations, starts from a £10,000 set-up fee. Our founder, Pedro Reis, spent eight years in hotel management, including as General Manager of the four-star Manor Hotel in Crickhowell.
