They notice the small ones: a bed that has been made properly, a bathroom with nothing out of place, a question answered before they had to ask twice.

We run every home we manage to those standards. Cleaning is checked, not assumed, and guest messages are answered fast, including at 11pm when someone is standing at the door with a question.
