Short-term rental property management in Bristol
Airbnb and serviced accommodation management for owners in Bristol and Bath, from an award-winning team of hospitality people.
Why Guesture
Hospitality first, property management second
Guesture is a boutique short-term rental management company founded by Pedro Reis, who spent eight years in hotel management, including as General Manager of a four-star hotel in Crickhowell, before starting the business in 2017. We look after homes the way a good hotel looks after its guests: carefully, consistently and with a clear eye on the numbers.
If you own a flat or house in Bristol or Bath and want it run as a short-stay or serviced let, we can manage it for you in full, or launch it for you to host yourself. Either way, it starts with the same launch work we do for every property.

What we do
Short-let management that starts with a proper launch
Serviced accommodation management in Bristol works best when the groundwork is right, whether the property is a city-centre flat or a family house. For every property we take on, we do the following.
For every property
Professional photography, which Guesture commissions and owns
Listing descriptions written room by room, with a caption for every photo
A price analysis and a competitor analysis, so rates are set from evidence
A property logo and its own branding in Duve, our guest platform
Personalised online check-in forms for every guest
A personalised guest area for the property
Blogs and social content that give the property its own story
Each of these is done before the first guest arrives, so the property starts as it means to go on. Once the launch is complete, you decide how involved you want to be: hand the day-to-day to us with full management, or run the property yourself with a launch package.
Proof, not promises

We have managed a home in Bristol before: Marsh House, a city apartment we looked after for its owner

An example launch
The Cardiff Bay Victorian House
A three-bedroom Victorian terrace we launched in September 2026: photography, listing, pricing, branding, guest area and channels, all before the first guest arrived.
Two ways to work with us
Full management, or a launch package
Full management
We run the property for you: everything in the launch, then ongoing guest communication, housekeeping coordination and monthly owner reporting.
Launch package
For hosts who manage their own property but want the launch done for them. Tell us about your property and we will suggest what its launch should include.
Owner questions
Your questions, answered
Straight answers to the questions owners usually ask before deciding.
How do your fees work?
Full management is charged as a percentage of the booking income your property earns, so our fee moves with your results. Cleaning is charged separately. A launch package is quoted for each property once we know what it needs. Every fee is set out in writing in your proposal before you commit, together with what is included at each stage.
Which areas do you cover?
Bristol and Bath, and South Wales, including Cardiff and Newport, where Guesture is based. We have managed a home in Bristol before, and we are taking on new properties in Bristol and Bath.
What will I receive as an owner?
With full management, you receive a monthly owner report setting out your bookings, income and costs, so you can see exactly how the property is performing. If anything needs a decision from you, we set out the options in writing.
What about licensing and compliance?
Every short-term let needs the basics in place: a fire risk assessment, an annual gas safety check where there is gas, working smoke and carbon monoxide alarms, and insurance that covers paying guests. Depending on the property, you may also need consent from your mortgage lender, your freeholder or the local planning authority. We will talk you through what applies to your home before launch. In Wales there is also a new visitor accommodation register, which providers must join by 31 March 2027.
Can I host the property myself?
Yes. If you would rather run the property yourself, a launch package gives you the launch work without ongoing management. Tell us about your property and we will suggest what it should include.
